The next day, Edith and Marcus headed out together to check out the abandoned factory.
The site was way out in the boonies, with an old, neglected road leading there. Driving over it made for a pretty rough, bumpy ride. After almost an hour on the road, they finally pulled up at their destination.
The weeds here were waist–high, swallowing up the old road, which was choked with grass and sand everywhere.
Neither of them bothered to alert the site manager–they were just here to scope things out and see if buying this place could really turn into a rental opportunity.
Edith glanced around, feeling pretty satisfied.
The area might’ve looked run–down, but the factory itself was still in solid shape. With a quick clean–up, it’d be ready to rent out in no time.
Marcus said, “The last time a property around here was auctioned, it went for about 400 dollars per square foot. This place should be somewhere between 160 and 260 per square foot.
“With the cash we have, we’d only be able to get 320 thousand to 430 thousand square feet, tops.”
The whole site was over 2 million square feet, so 320 thousand or 430 thousand was just a tiny slice.
Edith was dying to snatch up at least half. She always felt it would come in handy someday. She asked, “How much could we borrow from the bank if we use our new company as collateral?”
Marcus thought, ‘Honestly, if I just said the word, the bank would hand over any amount I wanted.’
But he just said, “Since the company’s already pulled in over 3 million in profits, we should be able to get a loan for around 6 million.”
Edith nodded. She pondered, ‘With everything combined, we will have about 15 million to work with- enough to buy more than 80,000 square feet. Looks like there’s no point in getting too greedy.’
Just as they were about to look for the person in charge of the site, a car stopped at the entrance to the
abandoned factory.
The person who was in charge of the site, Landon, got out first, then respectfully opened the door for Jonathan.
Edith was surprised to see Jonathan here.
Jonathan got out of the car and immediately noticed Edith and Marcus standing in the distance.
Edith was stunning–she seemed to carry a quiet glow that pulled every eye toward her. Marcus was tall and strikingly handsome. Standing beside Edith, the two looked like they’d stepped right out of a painting—a picture–perfect couple.

Jonathan’s smile grew a little stiff. He’d had his eye on this factory for the last couple of days, planning to buy up and turn it into a new workshop. Besides real estate, he was involved in plenty of other businesses, too.

He thought this deal was in the bag, but now it looked like someone was about to swoop in and steal it right from under his nose.
If Edith showed up alone, he figured he could’ve just bullied or charmed her into giving up. But unfortunately for him, Marcus was there, too.
The Quinn family was from Bonrea, and Jonathan had grown up there. There was no way he didn’t know about the Larson family.
The Larson and Quinn families were pretty much on equal footing in Bonrea. As the second son of the Quinn family, Jonathan could pretty much do whatever he wanted–he always had the backing of his family.
But Marcus was on a whole other level. He not only had his parents watching his back, but also three older brothers who doted on him endlessly. In Bonrea, nobody could ever touch him.
Jonathan’s mom had warned him before: he could afford to piss off just about anyone in Bonrea, but Marcus was off–limits. Because if someone messed with Marcus, the entire Larson family would go all out and raise hell for them.
Jonathan walked over and said, “Well, if it isn’t Mr. Larson. What brings you here?” Then he turned to Edith and said, “Ms. Lovett, fancy running into you again.”
If he’d had any lingering thoughts about Edith before, they vanished the moment he saw her standing next to Marcus.
The Larson and Quinn families were both loaded, but Marcus was younger and way better looking than Jonathan. If Edith had any sense at all, she’d pick Marcus in a heartbeat.
Still, Jonathan couldn’t help but feel a bit surprised. He thought, ‘Marcus is supposed to be the kind of guy who never shows any interest in women. Didn’t expect he secretly kept a beautiful girl on the side here in Sunspire.
Turns out even the famously aloof Mr. Larson isn’t so different from the rest of us who can’t resist a pretty face:
Marcus had no clue about the swirl of wild thoughts in Jonathan’s mind. With a calm look, he simply said, “Just checking out this abandoned factory to see if it’s worth buying.”
Jonathan said, “Seems we have the same idea. I was thinking about snapping up this land myself.”
Landon looked like he’d just seen a ghost–his jaw was practically on the ground.
He’d been responsible for this patch of land for over ten years, and in all that time, it never attracted a single buyer. Zero profit, zero hope. He’d pretty much written it off ages ago.
But now, just like that, two sets of people wanted it. This made him wonder if he had missed out on some government policy or something.

Just earlier, Jonathan had haggled the price all the way down to 130 dollars per square foot, and Landon was still smarting from it. But now that fresh buyers showed up, he figured he had the perfect excuse to push the price back up.
Edith looked a bit surprised. She exclaimed, “You’re interested in buying this land too, Mr. Quinn?”
Jonathan flashed a gentlemanly smile and said, “Since you have your eyes on this place, I’ll bow out. I already talked the manager down to 130 per square foot. You two can always see if you can get it even lower.”
Edith gave him silent kudos in her mind. She thought, ‘He really knows how to play the business game— couldn’t score a deal at Winfull Estate, so he turned around and made up for it here.
‘Negotiating from a base price of 160 all the way down to 130 per square foot–he’d just shaved a solid 6 million off the bill. He is seriously something else.‘
Landon looked absolutely miserable. He thought, ‘Weren’t these two supposed to fight over the land? How did Mr. Quinn just give it up for no reason? 130 dollars per square foot–how much profit am I gonna lose?‘
His face fell even further as he said, “130 really is the absolute lowest. Any less and I’ll be out of a job.”
Edith said, “Our company’s just starting, so taking on over 2 million square feet is a bit much for us. At most, we can only handle half.”
Jonathan responded without missing a beat, “That works perfectly–I’ll take the other half. If nobody’s got any objections, let’s go sign the contract.”
Landon wasted no time gathering everyone into the car and leading them to the office to get the paperwork done.
Marcus walked over to the car, opened the passenger door, and then circled to the driver’s side.
Jonathan watched from afar, letting out a low whistle. He thought, ‘Never figured Mr. Larson could be that thoughtful. But if Edith is with me, I’d probably treat her like a treasure too. Girls as gorgeous as her are rare!
That thought made Jonathan feel a familiar heat rising in his body. He thought about Hallie, the girl he’d run into late at night a few days back. He’d been so busy lately that he just hadn’t had time for her.
He took out his phone and sent over his address, adding a short message: [Take a shower and come see me.]
Then he realized it was pretty reckless to say that to such a young girl, and he almost deleted the message— but before he could, a message popped up on screen.
Hallie replied: [Okay, Mr. Quinn.]
Jonathan’s lips curled into a sly grin.
The two cars headed off toward the regional office, one right behind the other. Once they got there, Landon quickly ordered the staff to print out the contracts and handed a copy to each side.

The whole site was a bit over 2.7 million square feet. Edith snagged 1 million square feet on the east side, while Jonathan got 1.7 million square feet to the west, with a road neatly splitting the two.
After everyone signed the contracts, Landon flashed a big smile and invited both sides out for a meal.
Marcus really couldn’t stand the way Jonathan kept looking at Edith, so he immediately shot down the invitation without even hesitating.
Jonathan had other plans on his mind–he was more interested in handling some personal business first, so he turned down the offer, too.
