Edith cleared up Jonathan’s confusion. “These people bought their homes at 100 dollars per square foot, pouring in their life savings.
“If I offered 30 dollars, they’d sell in a heartbeat, but I don’t want them to lose everything and spend the rest of their lives full of regret.”
Jonathan shook his head. “This girl is so naive, treating business like a child’s game. The corporate world was cutthroat; there was no room for pity. Feeling sorry for these small–time players just means leaving money on the table, he thought.
He’d been ready to grab the place for 30 dollars per square foot, but Edith had already bumped it up to $100. Now he had to shell out even more to take over this run–down building.
“I bought in at 100 dollars per square foot,” Edith said calmly. “My plan was to redesign Winfull Estate into commercial apartments and sell them to the city employees from the municipal building.
“After renovations, I can sell for over $250—I’d still make plenty. I don’t feel like I’m getting the short end of the stick.”
Jonathan grinned. ‘She’s still got stars in her eyes. Nobody working in city offices is poor. Even if she prices these at over 300 dollars per square foot, folks will snap them up.
‘A development selling for about 250 dollars per square foot is just basic housing–only newbies at their first job would even consider it.
‘I want to go big. I’m aiming for a mid–to–high–end project, with prices starting at least at 500 dollars per square foot,‘ he thought.
He’d originally planned to snap up the unfinished building for 30 dollars per square foot, but Edith got in first. He’d set his sights at 130 dollars tops, but she clearly already knew exactly what she wanted.
Jonathan could tell right away–even throwing 130 bucks per square foot at her wouldn’t make Edith budge.
He leaned back, speaking in a laid–back tone, “Rebuilding this place is gonna cost a fortune. And it’s not just about the cash–there’s a ton of hassles waiting in that pile of trouble.
“Once the project launches, it’ll take eight or nine months to sell, at minimum. Anything could happen before then, and the risks are no joke. Can someone still in college like you really handle all that?”
Edith didn’t flinch. “Mr. Quinn, just tell me your best offer. If it’s good enough, I’ll sign on the dotted line right
now,”
She had never truly intended to rebuild Winfull Estate. The idea of continually funding such a disaster was out of the question–from the start, her only goal had been to make a quick profit and walk away,
Once she’d stacked up enough seed money, she’d jump into the real estate game for real.
“150 dollars,” Jonathan said, revealing the highest price he’d go for. If Edith hadn’t thrown out that wild opening bid, he wouldn’t have had to raise his own costs so much.

But it didn’t really bother him. He decided to hike up the selling price later and cover the extra cost by passing it along to the buyers.
Edith shook her head. “If I sell at $150, I’ll only make about 2.5 million dollars. But if I renovate first and then sell it, I could pull in at least ten million.”
“Young girl, you’re messing up the math,” Jonathan chuckled. “I’m really curious–why would your folks let you get into business at your age? You don’t even know the basics. You might be deceived.”
Edith shot to her feet. “If you don’t trust my business sense, Mr. Quinn, then let’s not waste each other’s time.” When she said she was leaving, she definitely meant it.
Jonathan felt a bit exasperated. ‘Girls these days just don’t play by the book. I thought negotiating meant some back and forth, but why’s she getting pissed and ready to bail already?‘ he thought.
If Edith weren’t such a beauty, he probably would’ve just muscled his way into snatching up the building by
now.
He rested his chin in his hand and said calmly, “Well then, why don’t you name your price?”
Edith could tell she had him right where she wanted. She gave him a sly grin. “250 dollars.”
Jonathan leaned back, eyebrows raised. “Ms. Lovett, you’ve really got guts. This is a half–dead building that’s been collecting dust for four years, and you want 250 dollars? What, do I look like an easy target?”
“Mr. Quinn, feel free to haggle,” Edith replied, her smile sweet and unbothered. “Let’s see if I can take it.”
160 dollars, tops,” Jonathan said, laying out his rock–bottom offer.
Edith appeared to hesitate, her expression thoughtful.
Just then, Kane chimed in, his voice loud enough for Jonathan to hear. “Ms. Lovett, there’s another company interested in the unfinished building. They’re offering 160 dollars too.”
Edith flashed a smile. “Well, Mr. Quinn, your offer doesn’t really stand out now, does it?”
When Edith flashed that smile, Jonathan felt his will slipping away. He’d always had a weakness for stunning women–otherwise, a guy with his background wouldn’t have ended up with a famous actress. Truth be told, he could never resist a beautiful face.
He’d never been one to go after inexperienced girls, but last night shifted something in him. Something about Hallie’s untouched allure got to him. Now he figured that maybe inexperience was more tempting after all,
Almost without thinking, like he was under some kind of spell, Jonathan blurted out, “Fine. I’ll pay your price

Edith was genuinely taken aback. She’d actually set her sights on 200 dollars per square foot, but Jonathan had caved to 250 dollars almost effortlessly,
With this price locked in, the property could easily go for 600 dollars per square foot when it hit the market.

She cracked a smile. “Deal.”
Jonathan extended his hand. “Looking forward to working together.”
Edith was about to reach out and shake his hand–after all, in business, a handshake was perfectly normal.
But Kane stepped in first, seizing Jonathan’s hand instead. “Mr. Quinn, looking forward to working together.”
Most people saw Jonathan as a devoted family man, but Kane knew better. Jonathan was a notorious playboy in his early thirties. Only the Quinn family’s wealth had kept his escapades out of the tabloids–otherwise, his scandals would be all over town.
As a man himself, Kane instantly sensed that the way Jonathan looked at Edith was anything but professional.
Edith was destined to be his boss’s wife–there was no way Kane would let someone like Jonathan lay a finger on her. Staying calm, he effortlessly stepped between them, subtly blocking Jonathan’s view.
Jonathan just gave a faint smile. He was a flirt, but he wasn’t the type to take just any woman home.
Edith was so young and already closing deals in real estate, which told Jonathan she came from money. He figured someone like her wouldn’t end up as just another one of his flings.
Once the deal was struck, they signed the contract on the spot.

They bought it for 4 million dollars, flipped it after just a week for 9.5 million, and pocketed 5.5 million— clean profit. Even the Larson family’s biggest deals didn’t pay off this fast.
He couldn’t even decide whether Edith was a business prodigy or just incredibly lucky.
He continued excitedly, “Our first real profit is hitting the account tonight. Are we going to talk about handing
out the first dividends?”
Marcus had already arrived in Sunspire in the afternoon, and Kane knew exactly why he’d shown up.
He used to think Marcus was all guts and brains, always making big things happen. Now he felt like his boss was just a chicken–coming all the way to Sunspire but not having the guts to face Edith.
As Marcus’s assistant, Kane had to look for an opening for him.

This was the company she’d started with Marcus. Even though she held the majority of the shares, she wasn’t about to brush off his input.
Kane grinned. “Got it. We’ll have the first shareholders‘ meeting for Dithelle Properties tonight. I’ll send Mr. Larson the details.”
